Wise Save @ RCx Merit Award

Nan Fung Property Management (NFPM) manages a portfolio of over 80 properties with a mix of contemporary & historical developments, from shopping arcades, residential to commercial and industrial properties. In pursuit of NFPM’s Sustainability Framework 2030, the property management team of TKO Plaza has been integrating energy management with digital smart solutions in centralizing the energy data to better identify opportunities for energy saving.

For a property developed for 20 years, innovation and technology enables modernization at TKO Plaza with enhancement on both operation and energy efficiency:

Integrating the operation of 3 separated chillers plants by common headers with BMS rule-based control in 2020 can achieve around 19% annual saving in 2021, equivalent to reduction of 455 tonnes CO2 emission. In 2022, A.I. PlantPRO & BMS were implemented for optimizing the chillers plants with IoT for general lighting control and smart control of the chilled water supply valves, which can perform automatic operation. Additional 15% annual saving was achieved in the year, equivalent to reduction of 319 tonnes CO2 emission;
Applying the “Building Portfolio Platform” as real-time monitoring of the electricity consumption of the facilities (such as chillers, lifts and escalators) and their pattern to provide forecast of power consumption and diagnosis of any abnormal symptom.
The continuously RCx strategy is based on the machine learning feature of A.I. Plantpro that analyzes the data for determining the optimization setting for enhancing the plant operation efficiency.
