One, Two & Three Exchange Square and The Forum team has made considerable efforts to improve energy efficiency and saved a vast amount of energy each year. The portfolio has recorded a remarkable energy reduction with the uses of the Integrated Smart Management System (ISMS) to continuously optimise the control strategy on the MVAC system.

The Integrated Smart Management System is an advanced smart building system developed for Exchange Square to maximise operational efficiency. Its backbone is the Integrated Building Management System, which has been, constantly monitoring all building systems 24/7 since 2010 and collecting a vast amount of data, totaling over 350,000 data points.

Building on the foundation of iBMS, Exchange Square has integrated an LoRaWan IoT system and personal comfort control application (Comfy) to gather diverse types of data and optimize building operations to identify even more opportunities for energy saving and enhance service quality.

The smart Energy Analytic Platform (JEDI) is a vital part of the Integrated Smart Management System, leveraging A.I. technology and the extensive data warehouse of iBMS to offer rich data analytics, visualisations, and optimal operation strategies. JEDI forecasts future cooling loads and selects the optimum control strategy to operate the chiller plant in real-time and minimise energy usage. Furthermore, the system's Fault Detection and Diagnosis function can provide predictive maintenance capabilities and continuous RCx, maintain the reliability and efficiency of the building's equipment.

Exchange Square has been at the forefront of energy-saving efforts, with significant reductions in energy consumption since 2008. After the system was implemented, the COP of the chiller continued to increase and further reduced 5.3 % energy for MVAC system compared to 2021 in 2022, showing a continuous energy reduction. In addition, service requests have decreased by up to 60%, greatly reducing maintenance manpower and enhance service quality.
