Outstanding RCx (Implementation) Award

Consisted of One Pacific Place, Two Pacific Place and Pacific Place Mall, Pacific Place showcases remarkable accomplishments with its Technical Services Team dedicated to retro-commissioning (RCx) driven by the company Sustainable Development (SD) 2030 strategy.

Since 2017, a monitoring-based RCx programme has been conducted in Pacific Place to better understand the energy consumption patterns and enhance the system efficiency. Based on the in-depth analysis of a large amount of system operating data and systematic onsite measurement, the team identified energy saving opportunities (ESOs) with a total energy saving potential of 3.2 million kWh/year, equivalent to 10% reduction of landlord energy consumption. Some ESOs are:

Optimising control logic of chilled water pumps by setting an appropriate pressure setpoint and staging optimum number of pumps, which allows pumps to operate closer to their design efficiency as the system operating curve varies from the ideal parabolic curve due to modulating valves.
Investigating and adjusting static pressure setpoints for individual AHUs based on the demand of their serving area. Appropriate static pressure setpoints ensure that the system is operating at the minimum pressure while maintaining a good indoor environment.
Identifying and initiating lift modernisation. The traditional motor–generator set is replaced by modern AC Variable Voltage Variable Frequency (VVVF) system. Upgrading work of 43 nos. of lifts in Pacific Place is targeted to be completed in 2021, estimated to reduce energy consumption by nearly 670,000 kWh per year.

To ensure the continuous improvement, ongoing commissioning approach is adopted to monitor building operation performance including but not limited to energy consumption. Couples of KPIs such as Chiller Plant EER, Pump’s Water Transfer Factor (WTF), Fan’s Air Transfer Factor (ATF) were established for tracking the equipment efficiency.

The tremendous saving of energy and sophisticated performance monitoring approach revealed the success of the all-rounded strategies of RCx implemented in Pacific Place.
