Building Energy Management System

CLP Power Hong Kong Limited partners with R&B Technology Group to develop a Building Energy Management System (BEMS). Based on machine learning technologies and historical performance data of buildings across the world, BEMS quickly diagnoses building operation issues that deteriorate building energy efficiency and occupants’ comfort. This allows building operators to fix these issues on time, maintaining building energy consumption at low levels. Unlike ordinary Building Management System (BMS) that is used to control building equipment, BEMS identifies operation issues related to building energy efficiency and thermal comfort. Although ordinary BMS does not catch these issues that are not critical to system operation, they cause discomfort among building occupants and are the main causes of high building energy consumption. Using different machine learning technologies and monitoring data of multiple buildings across the world, BEMS learns how the building monitoring data change as the faults emerge. This enables BEMS to determine if a building contains the faults in real time and helps engineers to fix them and reduce building energy consumption as soon as possible. BEMS can also inform the building operators how serious the faults are in terms of their impacts to the building occupants and energy cost. The operators can rank the seriousness of the faults and schedule the maintenance accordingly. The team has successfully demonstrated the use of BEMS in multiple buildings in the world, including an office building in Hong Kong. In these cases, BEMS successfully identifies operation issues such as overcooling and chiller oil leakages. BEMS also communicates some of their findings with building occupants, keeping the building operators and the building occupants informed about the building comfort and energy efficiency continuously.
