Highlights of Award Winner


Imperial Cullinan

Imperial Cullinan is a multi‐blocks luxury residential estate on a podium accommodating club house, carpark and other facilities. The residential estate is the award winner of Hanson Outstanding Award (Residential Building / Housing Estate).

The management team is devoted to the promotion of energy conservation initiatives which align with the HQ's policy for environmental conservation. Energy audit has been carried out in the estate. It is revealed that energy is consumed mainly by lighting, air‐conditioning, water pumps and lift systems serving the public areas.

In particular, the central air‐conditioning system for the club house is contributing most of the energy use. In order to simplify the operation of the central chiller plant for club house, the management team has adopted an "energy saving signs" programme that demands operators to follow outdoor weather conditions as reference for controlling the A/C by colour signs (i.e. Red, Yellow and Green) posted next to control panel.

Various energy saving measures have been explored and executed. Particular consideration has been put on the potential impacts to the livelihood and responses of residents. On‐demand approach has been adopted for un‐occupied recreation spaces in operating building services installation. To reduce solar heat received in main entrance lobby of the estate, solar reduction window film has been installed on the whole window glass façade.

The management team actively engages residents on energy conservation by providing energy saving tips for household environment. The team also provides service for altering energy saving lamps for residents.
